We effectively oversee the calendar and pricing on a daily basis through the implementation of dynamic pricing strategies and the utilization of third-party software. These measures assist us in optimizing both occupancy rates and average daily rates.

  • You OWN the listing- this means if you ever decide to self-manage or make a change all the reviews, bookings, and guest information goes to you. With a traditional PM you have to start over

  • You CONTROL the income- Instead of a tradition PM that collects all the money and gives you what's left, all the money flows into your account all month long and you just have to pay 1 fee at the end of the month.

Joe was great! So helpful when I reached out with questions (even when it was late) and was always willing to help with anything throughout our stay! His place was beautiful, family friendly and perfect for our beach vacation! We loved all the little “extras” (boogie boards, wagon and sand toys) that were available to make the trip even better. The kitchen was stocked with everything you would need. We loved our stay!

This place was great for a big family like ours. The house is exactly as described and had everything you would need. It is close to the beach and other activities to do. It is also not far away from local markets and store for shopping. Joe was really communicative and responsive which made our stay more at ease. Overall a great place to stay at!

Why do I need a co-host?

Short-term rental investing is not passive. It's often said that it's 20x more work to manage a short-term rental than a long-term rental.

Whether this is a second home for your family or strictly an investment property that produces an income stream, homes need care and attention. Working with a professional will give you peace of mind that everything will be cared for and ready when you or your guest come visit.

What are your fees?

We start at 18% of gross revenue and have a $199 per month retainer/tech fee that also includes monthly advertising. This gives us the flexibilty to continue to market your property year round and stay on top of all the new cutting edge technology.

Which area's do you service?

Currently we manage properties in the Florida Panhandle and Branson, MO, but we will travel anywhere to make local connections and contacts to manage your property to the highest level possible.

What's your set up?

Every set up is different- We offer full design and set up on a brand new lisiting, or we can redecorate and make adjustments to your current design if its needed. Cost varies based on needs
